The Property is located in Brazos County, Texas approximately 15 miles north of downtown Bryan, TX. Due to rapid increase in population in Brazos County, which is expected to continue over the next several years, the property was well located for future development, which could yield a substantial return on investment.

Investment Results:

The property involved a rural tract of land located on Old Spanish Road (“OSR”) in northeast Brazos County, Texas and was mainly improved pastureland with a mix of wooded pastureland adjacent to a residential subdivision known as Shadow Creek Trail with residential home sites selling for approximately $500,000 (or $150/sf – $175/sf) on 2 – 4 acre plot sizes. Other surrounding land uses include cattle ranches, pastureland and mineral production wells. The Property had no income producing uses, however, it was previously used for livestock grazing and hay production. Based on recent land sales comparables obtained from a recent appraisal report, it is believed that the market value of the land is approximately [$3,150,000 to $3,500,000] as unimproved pastureland. If the Sponsors are successful in permitting 50.0% of the land and establishing the necessary infrastructure for future residential and commercial development after acquisition, the total land value is estimated to be approximately $5,000,000. Upon achieving this milestone, the Sponsors will look to start selling off smaller land plots for residential development to local builders and possibly commence commercial development if suitable for the investment objective.
